Typically, a 30% reduction in annual energy costs can be achieved with a simple payback period of about three to five years. For example, a typical office building minimally complying with the ASHRAE Standard 90.1-1989 might use 75,000 Btu/sq.ft./yr. The goal for many federal buildings is 50,000 Btu/sq.ft./yr. A highly energy-efficient building using conventional comfort could have an energy use of 40,000 Btu/sq.ft./yr. Or even less. A building designed and operated with extended comfort strategies might only use 20,000 to 30,000 Btu/sq.ft./yr (Graham). The Lennox SunSource appears to be the most efficient system with provisions already included to add solar capabilities.

Logistical Issues and Construction Strategies

Given that the building will be constructed in an urban setting, there will be many logistical challenges in the construction process. These can be mainly thought of in terms of transportation, storage, and disposal. Transporting the materials to the site will generally come by truck and then have to be unloaded into local storage areas. Since the storage capacity of this area will be relatively limited, the materials will have to be transported in phases as the individual materials are need. This will take careful planning because if any of the materials do not make it to the site at the appropriate time then this could result in costly delays.

There are also many special provisions for storage that must be considered. Any material that can be classified as a hazardous material may require special regulations. One example is there might be special requirements for storage of certain materials if they reside within a flood zone. In the event of significant flooding, storage of hazardous materials in spaces that are within floodplains and are not protected from such events can lead to serious environmental contamination and present a significant threat to human health (NYC Department of Environmental Protection).

Construction waste management is another aspect of the project that must be considered. It is actually one of first and easiest strategies that a real estate developer will encounter and in turn, attain would be to attain construction waste management credits for LEED certification. The first consideration of this aspect of the construction project will be in terms of the reduction of the total amount of waste created during the process. However, the waste that cannot be further minimized must then be transported offsite preferably to be recycled, but if not, to be at least properly dispose of.
