The Club is located in the beautiful and exciting Las Vegas Nevada, in an idyllic location that is centered in an exclusive gated community called Summerlin, a Master Planned Community and one of America's best selling communities, according to the Red Rock Club Website. Conception and Plan/Financing/Marketing:

The Red Rock Country Club is a private oasis that is the center of the social and recreational amenities offered by the Sunrise Colony Company, as a part of the larger development of Summerlin and the is the agency that conceived of the Red Rock Country Club as the axis of the plan. The mastermind behind both the Club and the Red Rocks Community is the Sunrise Colony Company President and CEO William Bone, who allocated funds to develop the idyllic location, through his development company, which specializes in the development and maintenance of golf courses. Sunrise Colony Company is designated a vertically integrated company as their initial goal was to develop and manage golf courses but in the last thirty five years has diversified to the development and management of exclusive gated communities, surrounding their award winning golf courses. Red Rock Country Club offers two classifications of membership: Resident and Invitational. Resident Memberships will be offered to owners of property in the Red Rock Country Club community. If an Invitational Member acquires a residence or home site in the Red Rock Country Club community, the Invitational Membership will automatically be converted to a Resident Membership upon submission of a new Agreement. 2. What group approved the facility’s construction?

A: Clark County first then Summerlin and then their ready to go.

3. ***How was the facility financed? Was the financing submitted to the voters?

A: Through Sunrises other facilities that they build and sell that make money through what they sell and the revenue through their golf courses. Membership dollars is another way of making money (Fees).

4. How was the project promoted to the public (newspaper, radio, TV, public meetings, discussion groups, brochures, displays of proposed plans in prominent places)?

A: Internet, referrals from current members with incentives, market to Toll Brothers homebuilder residents, non member residents/new residents, sampler flyer, direct mail targeted to new purchases in Summerlin that are above $650,000

dollars, high rise condiminiums over $750,000 dollars, Corporate membership (4 members minimum), telecommunications, real estate people, Summerlin news, 88% of membership lives in Summerlin, membership committee (Red Rock votes on a membership committee each year in charge of recruiting). Toll brothers build the homes in Red Rock so they let the country club know who they are selling their homes too and then Red Rock country club contacts them and to see if they are interested in membership. Sampler flyer is a six month trial membership and it costs $5000 plus monthly fees.

5. Who was awarded the contract for construction? Who was the architect?

A:Roell Construction built all facilities including the club house. The architect was Al Teavors in charge of the building. Arnold Palmer Golf was in charge of construction of golf course.

A:Cracking and leaking in the ceiling which was painted and fixed. Irrigation - efficiently utilizing. Nevada having problems with water regarding construction of how much water we can use on a daily basis. Bob Wilbert is head of maintenance.

A:Successful criteria employment

GM oversees all staff

Controller sees all financial records and accounting.

9. Does the facility include a box office? Describe the type of set-up and software used for the ticketing.

A: The facility does not offer a box office or ticketing, but reservations for golf and tennis are suggested. The facility has 550 golf members and over 1000 sport and social members. So use of the tennis and golf facilities are in high demand. The golf shop schedules tee times every 10 minutes and the tennis facility has 30 minute to 3 hours reservations for tennis courts. Availability for walk in is always a possibility but will not have priority.

10. ***Does the facility meet ADA requirements? In which areas are they compliant? Not compliant?

A: Compliant in all ADA requirements

11. What type of parking structure exists? Who manages the parking? Who receives the revenue from the parking?

A:The parking structure has approximately 250 spots plus 75 spots for valet parking. The facility is not covered simply because we do not have the demand for parking spots. The valet parking is ran and managed by ***** Pagan. All of the revenue gets pooled and dispersed at the end of each week, dependent on hours worked. Parking does not cost anything.

12. ***What is the nature of the facility programs and the demographics of the users and stakeholders.

A:The facility offers dining, social events, golf, tennis, swim, a tot stop, a gym/exercise room, as well as banquet and other events. Our facility is a private facility, but we do offer buyouts for the dining areas and do host weddings and other special events. The cost of membership varies from as low as$3000 for a social membership to as high as $40000 for a full folf membership. Most of our membership (65%) comes from inside the Red Rock Community.

13. ***What precautions are taken for risk management? Discuss any risk management plans that are being used at the facility.

A:A monthly safety meeting takes place and Judy Check s in charge. All the employees and membership board must attend. The GM picks 12 topics they think are the most important of safety and they have monthly meetings.

A:Computerized lighting on a panel in main club house. Automatic shades on windows (each department have their own storage units)

2. Safety design features such as: fire doors, smoke detectors, emergency phones, and fences.

A: Smoke detectors-monitored fire and security system, sprinkler system, exit doors.

3. Type of budget used. Discuss the various line items or areas of revenue and expense that are included.

A: Zero based budget. Start of each year is at zero no matter what. Their is an Accrual system.

Revenue: membership dues, merchandise, food sales and beverage sales, lessons/clinics, banquets/special events make them a lot of money.

Expense: payroll, electricity, water which is extremely big with golf courses and it's their biggest expense, taxes.

4. What are the lighting requirements for the facility?

A: Parking structure lit at night.

5. Discuss any heating and ventilation requirements.

A: A/C and heat are electronically operated.

6. Type of spectator seating (reserved or general admission).

A: Spectator seating is really only needed on the tennis side of the operation. There is a stadium court which holds all of the major events. There is seating for 200 people. The golf course was not built for spectators or a major golf tournament but when we hold events members who want to watch usually follow behind in their golf cars. For dinner we do accept reservations, but unless there is a function which requires an RSVP, you are able to walk in and eat without a reservation.

7. Locker rooms (storage lockers or baskets, dressing lockers, special dressing facilities, # of showerheads, # of toilets, is a towel room present?)

A: Locker rooms- we offer lockers to members for $15 a month, usually paid annually. We also have about 50 lockers in both the Mens and Womens locker rooms set aside for guests. These are typically used when we have large member-guest functions, but are available on a daily basis for guests. 6 toilets- Mens and womens, steam room, 4 shower heads/ all grooming accessories, razors, toothbrushes, ect.,towel service/shoe shine service, 388 lockers for men and 184 lady lockers.

8. Describe the vehicular and pedestrian traffic patterns.

A: The vehicular patterns are simple to explain. Many members have private golf cars which they usually drive to and from the club. All other traffic to the facility is one road. There is a divider in the road so it is easy to see which way is in and which way is out. Every guest must go through a guarded gate. Members and employees have stickers and tranponders to get through the gate with no hassel. No people walk to the club.

9. What plans exist for community use of facility?

A: Community use of the facility is limited because the facility is private. All of the homeowners have a minimum of the social membership, so they are allowed in the dining areas. As the memberships become more expensive the percentage of the homeowners goes down.

10. How is scheduling at the facility handled?

A: Each department of the facility has a manager who schedules appropriately. Each department runs different functions so obviously scheduling may get hectic. Management positions are typically at the facility from 9-5 M-F. The GM usually works 6 days a week. The golf shop and tennis/exercise areas are open 12 months a year and typically are open 7 days a week from sun up to sun down. The pool area is seasonal which is open from May to September. The valet parking is always on duty. Special events call for scheduling changes. Some events run to late in the night such as 2 or 3 a.m and require valet as well as food and beverage staff.

11. What graphics and signage are used at the facility?

A: Graphics and signage are well used at the facility. There is an information board when you walk in the front door. The golf shop, tennis shop and both locker rooms have an information board as well. This is how the staff communicates with the membership indirectly. In a private facility, many times members do not need too much signage because this is their home away from home and would like it to feel that way. There are obviously appropriate exit signage for tournaments and special events both the golf shop and tennis shop have a scoreboard set up. We always have enough staff to help guests get around so there is not much need for signage.
